Awaabs Law and Damp Mould Management
Build the legal, technical and practical knowledge needed to manage damp and mould cases confidently, fairly and effectively. This comprehensive self-paced course explains Awaab’s Law and the wider housing-condition framework applicable in England. It guides learners through recognising damp and mould hazards, assessing health urgency and resident vulnerability, conducting proportionate investigations, prioritising cases, applying statutory requirements, selecting appropriate remedial actions and maintaining defensible records. Designed for housing, property, repairs, compliance, surveying, environmental health and contractor professionals, the course connects legal duties with building science and real-world case management. It promotes resident-centred, non-blaming communication and a root-cause approach that goes beyond simply cleaning visible mould. The course includes 14 structured modules, eight practical case studies, interactive activities, a 40-question final assessment and 15 editable workplace tools covering inspection, risk assessment, investigation, remediation, communication, case management and compliance auditing. Learners who complete the course and achieve the required 80% pass mark will receive a certificate of completion and may record up to seven hours of structured CPD, subject to acceptance by their employer or professional body.
Course Modules
Awaab's Law is the commonly used name for legally enforceable repair requirements implied into qualifying social housing tenancy agreements. It was created following the death of two-year-old Awaab Ishak and the systemic failures identified by the Coroner, Ombudsman and wider housing sector. This module establishes what the law does, whom it covers and what remains future policy.
Content
-
Module 01 - Introduction to Awaabs Law Document
Damp and mould cases can engage several legal and regulatory routes simultaneously. Awaab's Law does not replace repairing obligations, fitness law, HHSRS enforcement, statutory nuisance, consumer regulation or complaint handling.
Content
-
Module 02 - Legal and Regulatory Framework Document
Mould is an outcome of persistent moisture, suitable temperature, nutrients and time. A competent response distinguishes moisture sources and pathways instead of labelling every case condensation.
Content
-
Module 03 - Understanding Damp and Mould Document
Damp and mould can affect anyone. Some people are at increased risk of severe effects or face greater barriers to reporting and avoiding exposure. Housing professionals must identify urgency without diagnosing disease.
Content
-
Module 04 - Health Effects and Vulnerable Residents Document
Investigation is a disciplined process of gathering evidence, testing competing explanations and stating limitations. It is not a brief visit designed to confirm a pre-selected diagnosis.
Content
-
Module 05 - Identifying and Investigating Damp and Mould Document
Operational triage helps organisations deploy the right competence and urgency. It must not create artificial thresholds that displace statutory duties or minimise a smaller but serious hazard affecting a vulnerable resident.
Content
-
Module 06 - Risk Assessment and Prioritisation Document
This module translates Phase 1 into an operational case pathway. Timeframes are maximum legal periods. Triage, access, contractor procurement and further diagnosis must be managed inside them, not added before or after them.
Content
-
Module 07 - Awaabs Law Operational Requirements Document
Effective remediation breaks the source-pathway-receptor chain. It controls current exposure and eliminates or manages the conditions that allowed the hazard to develop.
Content
-
Module 08 - Remediation and Corrective Action Document
Communication is a control measure. It helps residents report deterioration, understand protective actions, provide access and know what will happen next. Poor communication can increase exposure and destroy trust.
Content
-
Module 09 - Resident Communication and Behaviour Document
A good case file protects residents, enables handovers, proves compliance and supports learning. A collection of disconnected work orders is not a complete case record.
Content
-
Module 10 - Documentation Evidence and Record Keeping Document
Legal responsibility remains with the duty holder even when tasks are delegated. Competent delivery requires clear ownership, escalation and information transfer across teams and contractors.
Content
-
Module 11 - Roles and Responsibilities Document
Complaint handling and hazard response run together. A complaint does not pause repairs, and completing a repair does not remove the need to address poor communication, delay or distress.
Content
-
Module 12 - Complaints Escalation and Enforcement Document
These cases require integrated judgement. Learners should identify missing information, protect residents, distinguish legal routes and specify verification rather than searching for a single diagnostic clue.
Content
-
Module 13 - Practical Case Studies Document
Content
-
Module 14 - Final Professional Assessment Document
15 editable workplace tools covering inspection, risk assessment, investigation, remediation, communication, case management and compliance auditing. These templates are free for our learners. Please contact us at contact@aahsinnovations.io to request them.
